Situated in the heart of the City of Victoria, Dockside Green is being developed on fifteen acres of former industrial land adjacent to the Upper Harbour and downtown, between the Johnson and Bay Street bridges. With a planned total of 1.3 million square feet of mixed residential, office, retail and industrial space, Dockside Green represents the biggest development of city land in Victoria’s history.

Dockside Green is being developed by Vancity and Windmill Developments, who are thoroughly committed to a triple bottom line (TBL) approach to development: they embrace what they consider to be their responsibility as developers to balance profits with environmental and social dividends.

ENVIRONMENTAL ASPECTS

The buildings are being designed to use 45 to 55% less energy than the Canadian Model National Energy Code. Strategies to achieve this include: a minimum use of R17 insulation, 4 pipe fan coil system, low e double glazing and exterior blinds on the west and south faces of the building. Meters in each suite will measure hot and cold water use, heating bills and electricity usage. The buildings will also provide 100% fresh air through either central or individual heat recovery ventilators. Paints, sealants, and adhesives containing low or no volatile organic compounds (VOC’s) are being used, and the use of urea-formaldehyde composite wood products is avoided.

The development will treat 100% of its sewage on site and use the treated water for flushing toilets, landscape irrigation and water features. Potable water consumption at Dockside Green is estimated to be 65% less than traditional developments, accomplished by using high performance water fixtures and appliances such as water efficient dishwashers, washing machines, dual flush toilets and low flow faucet fixtures. Storm water will be treated through green roofs and flow via a series of connected, naturalized creeks and waterways.

Vancity and Windmill West is committed to selecting materials that are durable and environmentally friendly. Carpets are selected based on low emissions and environmental qualities. Carpet tiles are used in corridors to reduce long-term maintenance and waste. The tiles are purchased from Interface, utilizing their “Cool Carpet™” program, which means their products are greenhouse gas neutral. Bamboo or cork flooring will be used along with other environmentally friendly products like wheat board as an option for cabinets. Some salvaged wood products will be used to promote sustainable harvesting products. The goal is to recycle or reuse 90% of our construction waste on-site, which will be verified and statistics will be reported annually.
